A Community Land Trust is a form of common land ownership based on the principles of sustainable and ecologically-sound stewardship and use. Originated in the 1960s, the movement has grown to include over 200 trusts nationwide and is widely acknowledged as a paradigm for developing permanently affordable homeownership opportunities in regions threatened with escalating land prices, loss of character, and sprawl.
The Solaqua Community Land Trust (SCLT). This not-for-profit organization (in formation) will solicit diverse members interested in, and qualified to jointly purchase the 180-acre residential site for development of a co-housing community self-guided by agreed-upon principles of sustainability, and financial and environmental responsibility. Working under the guidance of master planners and members of the National CLT Network, the initial property assessment and parameters for the new community are underw ay.
Major Components of the SCLT . The Solaqua Community Land Trust will own the land in perpetuity, with members retaining individual ownership of their respective homes. Central to the SCLT model is the concept of integrated energy efficiency and low-impact infrastructure, to create a net-positive community: one that gives back more to the environment than it consumes. Net-positive energy efficiency will be achieved through innovative renewable-energy-integrated homes pre-fabricated in the mill under the incubator business program. This advanced eco-community, with its provisions for organic gardening, passive outdoor recreation, and natural habitat restoration and enhancement, will be complemented by a center for art & industry, providing residents with space for studios, offices, retail, incubator businesses, and hospitality amenities including café, theatre, and conference areas. With resale formulae set by the Trust, the key components of affordability and secure equity are ensured. |
